Steps

  1. Combine 2 cups granulated sugar, 1 cup brown sugar, 1/4 cup honey and 1 1/2 cups hot water in a large saucepan over medium-heat. Bring to a boil. Turn heat to medium-low and continue to simmer for 8-10 minutes, stirring frequently. 
  2. Remove from heat and let sit for 5 minutes. Then stir in 1 teaspoon maple and 1 teaspoon vanilla extract. Serve over pancakes or allow to cool and then place in jars. 
  3. Store in a covered jar in the refrigerator for 1-2 months.
